People get so busy, they want to invest in real estate, but they don’t know where to get started.  At BRM Capital Partners, LLC, we help investors every step of the way.  We start by identifying markets in which to buy real estate.  Then we build the entire team of brokers, property managers, lenders, inspectors and attorneys needed to purchase a property in that market.  We offer you, the investor, a “Done for You” real estate investment.  More importantly, you are part of a network or syndication so you have access to a tremendous amount of buying power.

LOCATION

Our current areas of focus are the Lehigh Valley, Philadelphia and Pittsburgh, Pennsylvania metro markets including the Fort Myers-Cape Coral, Florida metro market as well.   At BRM Capital Partners we identify the multifamily opportunity, present the deal to our investors, and create successful, long-term partnerships.  BRM Capital Partners is currently seeking investment for a multi-unit apartment complex consisting of 25+ units.

Our Focus

BRM Capital Partners primary interest is investment into multi-unit apartment buildings.  Apartment buildings offer you, the investor, a unique mix of high returns, reduced risk, and cash flow (passive income).

BRM’s most recent apartment building syndication was a 9-unit property in the Lehigh Valley, Pennsylvania market.  BRM raised $120,000 in private equity to fund the acquisition.  The property was professionally managed and upon exiting the property investors experienced an 18% average annual return.

Many investors are scared away by the thought of tenants or the idea that it takes big money to get started.  I’ll explain how properly managed properties and private money can create passive income for investors.

You control the value of the apartment building – Unlike the value of single family homes, which is dependent on other homes in the same area, the value of apartments depends on the income the property produces (net operating income).  The higher the income, the higher the value.  As an investor, you have much more control over the value of the property and aren’t dependent on the local market which you can’t control.

Criteria
GENERAL CRITERIA
 
  • Property location is experiencing job & economic growth

  • Potential High Yield Income Streams

  • Various cap rates depending upon cash requirement, appreciation potential & property

  • Price range between $1M and $1.5M 

  • Value add opportunities sought (low rents, poor management, low vacancy, motivated seller)

PROPERTY CRITERIA
 
  • Asset Class:  B or C

  • Property location: B+ to C+ area

  • 20 units +

  • Preferred age: Properties built after 1980

  • Minimum occupancy 75% or greater

  • Preferred Markets: Pennsylvania: Lehigh Valley/Reading, Suburban Philadelphia/Pittsburgh.  Florida: Fort Myers-Cape Coral metro 

INVESTMENT CRITERIA
 
  • Positive Cash Flow

  • Cash-on-Cash return at or greater 8%

  • Average annual return 13% -15% with conservative underwriting guidelines

  • Cap Rate at or greater than 8% 

BRM Capital Partners utilizes the services of a Certified Property Manager:  A skilled professional organization that is familiar with local markets and handling the day-to-day operations of the property.  BRM Capital Partners oversees the management company to ensure the property is managed efficiently and profitably.

Ben Morley, Member

Mr. Morley is passionate about real estate. He’s been especially drawn to investing in multi-family units or apartment buildings.  Ever since learning of investing in apartment buildings Mr.  Morley thought it was a great vehicle for creating wealth, cash flow and passive income. The old adage, “Don’t wait to buy real estate, buy real estate and wait” has been a key motivating factor in Mr. Morley’s success.

 

Early in his career, Mr. Morley provided successful leadership to a Fortune 500 sales organization, working as an insurance agent and district sales manager in the Philadelphia, PA metro market. As district sales manager, Mr. Morley was responsible for recruiting, training and developing new sales agents. Mr. Morley was also responsible for developing and cultivating relationships with local business owners.  Mr. Morley achieved the coveted FAME Award (Founders Award for Management Excellence) 9 times while qualifying for 6 National Convention trips, 5 State Convention trips and 1 FAME trip.  In his current role, Mr. Morley serves as account director for a national employee benefits consulting firm with a mission to serve clients on both a human and financial level.

Mr. Morley graduated from the University of Scranton, Scranton, Pennsylvania with a Bachelor of Science degree in biology before pursuing a Master of Arts degree in nutrition science from Syracuse University.  Mr. Morley lives in Lehigh Valley, Pennsylvania with his wife and two dogs.

Chris McLean, Member

Mr. McLean is a licensed attorney and oversees BRM Capital Partners’ legal affairs and provides operational oversight and input on a variety of the company’s day-to-day functions, including structuring transactions and ownership arrangements, acquisitions, risk management, leasing, and financing. Mr. McLean has nearly 20 years of experience as a creative problem solver, finding common ground in multi-dimensional real estate transactions. In private practice, Mr. McLean has been responsible for the negotiation of complex business, loan, and real estate transactions having a combined value of over $1B including due diligence investigation and purchase of multi-unit apartment complexes and investment properties.
 

Mr. McLean has been recognized by Lehigh Valley Magazine as a 2016 Local Legal Leader, an honor for which he received both a nomination and selection by the local legal community.
 

Mr. McLean has a Bachelor of Science degree in Political Science from Dickinson College, graduating in the top ten percent of his class, magna cum laude. Mr. McLean received his law degree from The Pennsylvania State University’s Dickinson School of Law, graduating in the top ten percent of his class, cum laude.
